A breakdown of how to make $10,000 per month from your email list.

I remember my first $10,000 month online.

It was 2016. I had an e-commerce store selling fashion products via Meta ads and email.

A magical “I made it!” moment.  Not quite as good as my first sale, but a razor close second.

Today I want to share a few different ways you can do it with your email list.

I’ll also share my #1 recommendation if you want the fastest path.

Now… making $10,000 per month with your email list isn’t rocket science.

It comes down to simple math between your desired revenue, conversion rate, and offer price… which tells you how many email subscribers you need.

Here is the equation:

(Desired revenue) / (Conversion rate * Offer price) = Subscribers needed

Example:

$10,000 / (1% conversion rate * $100) = 10,000 subscribers needed

We’re going to look at a few ways you can hit $10,000 per month using this equation, and determine how many subscribers you need.

1/ Products (DIY).

This could be “do-it-yourself” digital products like templates or online courses.  Or physical products like supplements or skincare.

Let’s say you sell a $150 online course with video training, checklists, and resources.

And let’s say you convert 1% of your subscribers every month (need 67 buyers per month).

$10,000 / (0.01 * $150) = 6667 subscribers needed.

I like selling DIY products because they are the most passive.

But you will need a high amount of subscribers and a consistent flow of new subscribers to make $10,000+ per month.

You can also increase your product prices but your conversion rate will likely drop.  Higher ticket products have a lower conversion rate than low-mid ticket products.

Justin Welsh is masterful at using this $150 product model.

2/ Coaching and consulting (DWY).

This could be in a group or 1-on-1 setting.  In my experience, 1-on-1 is easier to sell first because it’s personalized to the client.

You can move to a group later once you have case studies of your stuff working.

Let’s say you sell a $3000 coaching/consulting program that includes weekly calls, 1-on-1 async access, training, and resources to help your client implement.

And let’s say you convert 0.2% of your subscribers every month (need 3-4 buyers every month).

$10,000 / (0.002 * $3000) = 1667 subscribers.

Big difference from our low-ticket product example.

Now you only need 25% of the subscribers because you’re charging a higher-ticket price.

This is primarily what I sell to my list now.

3/ Service (DFY).

This is where you get paid to do the work for a client.

Typically it’s easier to sell than coaching/consulting and you can charge the most for it, because you’re doing all the work.

Let’s say you sell a $5000 per month email list management service where you write daily emails for a business owner.

And let’s say you convert 0.2% of your subscribers every month (need 2 buyers paying monthly).

$10,000 / (0.002 * $5000) = 1000 subscribers.

Now you only need 1000 subscribers to hit $10,000 per month.

Since this is monthly recurring, it compounds if you keep and get new clients every month.

4/ Continuity.

This could be some kind of subscription or membership product where you get paid every month.

A common type of continuity offer today is a paid newsletter, like the premium version of this Substack (ER+).

Continuity is great because you get paid every month.  However it can be more difficult to sell as the first offer, and you also have to consider churn rate.

Let’s say you sell a $10 per month paid newsletter where you share premium content with members.

And let’s say you convert 3% of your subscribers every month (need 1000 buyers paying monthly).

Subscribers needed = $10,000 / (0.03 * $10) = 33,333 subscribers.

Damn, that’s a lot of subscribers!

Now you’re seeing how your price point can dramatically impact the amount of subscribers you need.

The Fastest Way To Hit $10,000 Per Month With Your List.

It should be obvious after reading this that the fastest way to hit $10,000 per month from your email list is by selling a DFY service.

At a 0.2% conversion rate and $5000 price point, you only need 1000 subscribers to get there.

With other methods like low-ticket products or memberships, you need 6667 to 33,333 subscribers to get to the same revenue.

Plus you need more proof and case studies to sell offers that are not DFY.

My recommendation is to start with a DFY service.  Then you can do DWY coaching/consulting once you have a process and results from your service clients.

Finally, you can create products and/or memberships that are more passive and scalable.

This is the order I did it in that helped me generate multiple millions in sales online.

Conclusion

You just learned about a few different ways to make $10,000 per month from your email list.

• Products (DIY)

• Coaching and consulting (DWY)

• Service (DFY)

• Continuity

• The fastest way to hit $10,000 per month

These are the methods I've used, and use, to make over $10,000 per month from my list.

I had a chat with 10 self-published non-fiction authors over the last week.

I asked them WHY they wrote a book, and what they cared most about.

3 themes kept coming up:

• Impact - on reader’s lives through their knowledge and expertise

• Credibility - seen and respected as the authority in their field

• Financial stability - consistent income through their books

All 10 of these authors are extremely sharp individuals in different fields.

I mean, you kinda have to know your stuff to write a good book.

But here’s the shocking thing…

Only 2 of them had an email list.

2 out of 10 — which is unacceptable!

If you’re a writer/author…

And you want impact, credibility, and financial stability…

You need to have an email list.

But not just an email list…

You need a plan for monetization AFTER your book.

The average self-published author sells 250 books.

Let’s say you’re charging $10 a book.  That means the average author makes $2500 from their book.

That’s below the poverty line bruv.

Now, let’s say 10% of those 250 book buyers buy a $3000 coaching program.

25 buyers * $3000 = $75,000.

Mucho better.

And let’s say 10% of those 25 buyers pay you $10,000 to help them 1:1.

2.5 buyers * $10,000 = $25,000.

$2500 + $75,000 + $25,000 = $102,500.

Yes I know these are hypothetical numbers, but I’ve seen it play out many times before.

(Personally I've written 5 books, free and paid, that have helped me do $3M+ cash collected on my own products in 4 years.)

With the help of an email list and monetization game plan beyond just book downloads and sales…

You can turn 250 books sold into a 6-figure info business.  Then grow it far beyond that if you choose.

It all starts with launching your email list.

Then once you have that set up, monetization is quite simple.

What’s in today’s newsletter?

I just wrapped up the promo for my 3-Day Email Campaign Blitz.

It did $10,000 in cash collected over 10 days.  Which could’ve been a lot better.

Here are 3 lessons I learned...

#1 Countdown timers work.

This is the first time in a long time I didn’t use Thrivecart for my checkout page.

I used Kajabi to try and keep everything in one place, but may go back to Thrivecart in the next one.

Why?

I had a lot more people than usual reaching out after the deadline, saying they didn’t know it was ending.

Yes, it happens every time.  But more so this time.  And I’m confident it’s because there wasn’t a red bar at the top of the page counting down the seconds until it closes.

There’s a reason massive companies like eBay use countdown timers.

They work… as long as the deadline is real.

#2 Last day sales never let me down.

There were 3 days in the middle of the campaign where I made no sales on this offer.

ZERO.  ZIP.  ZILCH.

That is not normal and not gonna lie… it gave me some anxiety.  To the point where I considered stopping the campaign.

But I kept on.  It was already 6-7 days in and I had to take my own advice of staying on it til the end.

And sho nuff…

$5400 in sales came on the last day.  More than 50%!

Again, the total isn’t anything to write home about.

But if we’re looking at percentages, it holds true almost every time.

Last day sales crush.

They’re one of the few things that never let me down.

#3 What you want to sell and what sells won’t always align.

This offer was targeted at people who already had a list and/or audience.

I love working with folks who already have momentum, because they’re easier to help.

And even though this made $10k, which may be a lot to some folks, it was an underperformer for my campaigns.

My conclusion for why this happened is I was selling an offer to the smallest segment of my list.

The majority of my list are still beginners and folks who are earlier on in their journey.

And there was a question that kept coming up during this campaign…

“I don’t have an email list yet but would like one.  Do you have a program around starting and growing a new email list?”

I have a course on it called Email List 1k.

But most of the folks who asked were looking for something more structured and hands-on.  Like a group, community, or cohort where we do it together.

This was a surprise to me, and possibly something I’ll roll out next month.

The lesson is what YOU want to sell and what actually sells won’t always match up.

It’s on you to find the balance.

Listen to your audience and especially your customers.

The easiest way to make more money faster is to find a hungry market, and sell them more of what they’re already buying.

Identify the pain.  Sell the painkiller.

It’s a lesson I need to be reminded of all the time.

Overall this was an underperforming campaign, but I'll make up for it with the folks who become clients later on.

For the past 2 months I’ve been in the middle of a lawsuit against a property manager who stole $37k from me.

He’s been managing a bunch of my rental properties.  And in April, decided to run off with every client's money.

He was managing around 700 doors and decided to just not pay out rents.  So yea, you do the math lol.

A few things I’ve learned throughout this process:

1. Turns out it’s quite easy to get away with white collar crime.  Myself and dozens of other investors have clear evidence of wire fraud and reported it to the FBI, FTC, law enforcement, and the board of realtors.  Turns out they don’t give a shid, and now I’m paying thousands in legal fees just to try to get my money back and put this guy in jail.  Sad!

2. Everything is my fault.  I should’ve done a better job vetting him instead of blindly listening to referrals.  Should’ve seen the red flags.  Should’ve cut the cord months ago when I got weird vibes from him.  But alas, I did not.  And so here I am in this position at no one’s fault but my own.

3. Passive income is never truly passive.  I got into real estate in 2022 because I wanted a “passive” way to grow my income and net worth.  And while it’s growing overall, it certainly is NOT passive.  This situation has taken many hours to manage and shaved a few years off my life.  No cap fr fr.

So that’s the doom and gloom.

But here’s the good news…

Because I have an email list?

And because I know how to spin up banger offers on the fly?

And because I know how to sell those offers through a simple Google Doc and email campaign?

I can make that $37k back in a campaign or two.

In 2014 that was my annual salary.  Now it’s a bad month.

A walkthrough on how to get your first 10,000 email subscribers for free. This is the exact process I followed to get my first 10,000 subscribers.

I could not live without email.

That's being a bit dramatic... but it really is the centerpiece of my business.

I love email because it's an owned asset that no one can take from you.

Think of it like your "house".

You can say what you want, do what you want, decorate it the way you want, and invite the people you want.

It's your house after all.

Now if you're someone famous like Brad Pitt?

It's pretty easy to get people over to your house because of your name alone.

But if you're like me? Just a regular dude no one knows?

You have to give people a damn good reason to come over to your house.

And that's what I'll share with you today.

Let's roll.

(P.S. - I'm going to assume you already have skills/experience worth creating an email list + audience around. If you don't, that's step #0 for you.)

1/ Determine WHO you want in your house.

Get clear on who you can help and want in your house.

If I'm hosting a BBQ with juicy steaks and burgers... do you think I'm gonna invite a bunch of vegans?

Nope.

I'm gonna invite a bunch of meat lovers.

I have a few different segments of my audience now... similar to how you might have different friend groups... but I started with one.

My main "who" now are people with expertise who want to start, grow, and make money from their email list.

Once you get clear on your who?

It's a lot easier to design your positioning, messaging, and offers to get them on your email list.

2/ Create a "bait".

If you're fishing for Marlin you can't expect to cast out a naked hook and catch one.

You'll need to put a squid on the hook and go to where they’re known to swim around.

Same thing with your email list.

What bait can you offer to get people HAPPY to join your list?

The delivery method doesn't matter as much as what the bait is.

I've done a one-page PDF, single video training, short ebook, and a 7-day email course.

What matters is you're offering a "bait" your ideal person wants.

I'm looking to attract experts and founders who want to start, grow, and make money from their email list

So I created this bait to attract them:

Do you think someone who wants to start and grow their email list would be interested in this?

Me thinks yes.

And there's a decent chance you've been seen this guide if you're here :-)

Once you have your bait?

Create a simple opt-in page like the below where folks can enter their first name and email in exchange for the bait.

This currently converts at 50%+

Onto the next step...

3/ Pretty up your social profiles.

Whether we admit or not... we as human beings automatically judge others.

If I go to your Facebook profile and you have a profile picture of Pikachu... I'm going to think/feel a certain way about you.

That's just how it is. I don't make the rules!

I used social media as the traffic channel to get my first 10,000 subscribers.

The steps are to:

• Pick a platform where your ideal people are hanging out

• Pretty up your social profile so it’s attractive to the right person

• Publish consistently, 3x minimum per week

Let's run through my LinkedIn profile as an example:

If someone lands on my profile it's clear in a few seconds who I am, who I help, and how I can help them.

My cover photo has a clear message with a call-to-action.

My headline tells you what I do in 1-2 sentences.

There's a link that drives people to my opt-in.

And a featured section that also links to my opt-in.

When our ideal person lands on our profile?

We want them to be thinking, "how can I get MORE from this person?"

Once our profiles are pretty we need to...

4/ Generate attention.

At this point you should know your "who".

You also have some kind of "bait" to give people a reason to join your email list.

You should have an opt-in page to collect first name and email addresses.

And you should have optimized your active social profiles.

Now it's time to generate attention so people find you.

I use social media content to do this.

Social is a "borrowed asset".

Meaning it isn’t your house and you can be booted or cancelled at any time.

The upside is your "who" is already hanging out here.

So you generate attention by posting relevant, useful, entertaining, and valuable stuff.

As you make these posts you'll start to attract people.

They'll check out your profile and see a way to get your bait.

Once they do... congrats!

They're now on your list.

Currently I’m most active on LinkedIn and YouTube.

I do NOT recommend you try and tackle multiple platforms at once though.

Choose 1 and stick with it for 6-8 months before thinking about adding another.

I started with a YouTube channel and Facebook group.

My YouTube videos would send people over to my Facebook group.

Which would then send people over to my email list.

I added Twitter in Feb 2021. And LinkedIn in May 2022.

But the goal with all of them is the same.

Publish posts that generate attention and drive people to my email list.

If you’re doing this every day it’s totally viable to get to 10-50+ subscribers per day.

Here’s what you’ll learn:

Let’s dive in.

1/ The Lead Magnet

An ad is just a useful piece of content you’re paying to put in front of people.

The reader gives you their name and email in exchange for the content (your lead magnet). Once they’re on your email list, you can sell whatever you want without extra ad costs.

I like to use guides and mini-books for my lead magnets.

Why?

• People understand books

• They’re practical and useful

• It pre-sells them on working with me

The most important part of your lead magnet is the headline or title. It determines the types of people you’ll attract.

It should only appeal to people you want to work with, while repelling everyone else.

Check out one of my examples:

Who do you think this will call out to?

• Someone who uses sales calls to close clients

• Someone who is tired of using sales calls to close clients

• Someone who sells a product or service priced in the 4-5 figure range

^^^If you don’t check those boxes, it won’t be relevant to you. And most will scroll by.

So when you’re trying to figure out the perfect lead magnet topic, think about what you help with and what type of person you want to attract.

I like to keep my titles short and benefit-driven. Someone should be able to read it and immediately know the benefit of it, while being curious enough to dive deeper.

You can use ChatGPT to help you brainstorm titles.

Here’s an example prompt I used:

I'm writing a book that helps business owners who sell high-ticket products and services, to sell them without sales calls. I want a title that creates curiosity while also showing the clear benefit of the book. It should be 3 words or less. Could you give me 25 name ideas?

ChatGPT answer:

Call-Free Selling

Effortless High-Ticket

Sales-Free Revenue

No-Call Profits

Silent Conversions

Callless Cashflow

Sell Silently

Quiet Closures

Unspoken Sales

Seamless Selling

Call-Free Commerce

High-Ticket Magic

I then used this prompt to come up with a sub-headline:

Awesome I like Call-Free Selling. Can you write me a short sub-headline for the book? It should follow the format of "The definitive guide on _" or "How to _"

ChatGPT answer:

"The definitive guide on closing high-ticket deals without sales calls."

"How to close high-ticket sales without ever picking up the phone."

"The definitive guide on effortless high-ticket selling without calls."

"How to boost your revenue with call-free high-ticket sales."

"The definitive guide on mastering call-free high-ticket sales."

You can outsource a lot of the thinking and ideation to ChatGPT with clear prompts like this.

2/ The Ad Image

The great thing about Facebook and Instagram ads is you can get started with a simple static created in Canva.

I’m testing new styles ongoing, but here’s a couple that have gotten me $2-$3 leads.

This is the No Sales Calls book ad image:

Just a 3D rendering of the book on a yellow background. The size is 1200x1200.

Here’s another example for my recent Email List 1K guide:

It’s a screenshot of a video where I’m going over the guide. The size is 1200x628.

As you can see I’m mid-sentence in the image, so it definitely doesn’t need to be perfect.

3/ The Ad Copy

There are countless copywriting formulas you can use. I’ll share what I’m using since that’s what I have data on.

Formula 1: Old Plan vs New Plan

• [Niche]… what would you rather do?

• Describe the Old Plan they’re doing now to try and solve their problem

• Describe your New and different Plan on how you’ll help them solve their problem

• Tell the people who like your New Plan that you have a book or guide

• Tell them it’s free and where to download it

The headline is “Download The [Title] Today” with a “Learn More” CTA button.

This works because you’re creating contrast and curiosity between what they’re doing (and fed up with) now, and a new way to do it.

Formula 2: I made this for you

• I put together a free [guide/book] for [niche] on how to [get result] in [time]

• These are same steps that [helped myself/client get this result]

• Download it here:

• Link

The headline is “Download The [Title] Now” with a “Sign Up” CTA button.

This works because you’re sharing something useful and proof on how it’s helped you.

To find more proven ads:

1. Go to the Facebook Ads library

2. Set it to “All countries” and “All ads”

3. Type in a keyword or competitor page

4. Filter by “English” language and “Active” ads

5. Get inspiration from other ads (I like to look at ads that have been running 3+ months)

4/ The Opt-In Page

The opt-in page offers something of value (your lead magnet) in exchange for their contact info.

Here’s my No Sales Calls book example:

• The headline tells them what they’re getting and the title of your guide/book

• The sub-headline teases the benefit of the info

• There’s an image of the guide/book on the left side

• The copy calls out to the old plan vs new plan

• The form collects their first name and email

This converts at 59-64%.

Notice how simple it is? No distracting links or media. The only thing they can do on this page is opt-in.

Here’s another example for my Email List 1K guide:

• There’s a picture of my logo at the top

• The headline says Free [guide/book]: How to [get result] in [time]

• The sub-headline tells them a benefit they’ll get in addition to the guide

• The form collects their first name and email

• The sub-CTA text tells them to fill out the form to join 25,583+ Rainmakers and get instant access to the guide

• The icons at the bottom link to my social channels

This converts at 47-57%.

You can use the Facebook Ads library to find other opt-in page ideas.

Conclusion

You just learned:

• How to choose the perfect lead magnet

• How to create simple static image ads that convert

• How to write banger ad copy

• How to create a simple opt-in page that converts at 50%+

This is exactly how I get $2-$3 leads on Facebook and Instagram.

A little over a week ago I was at the Taylor Swift Eras concert in Lisbon.

If you’ve followed my IG stories over the last year you know I’m a pretty big Swiftie.

I respect anyone with talent and dedication to their craft.  She has both of those, more than anyone.

Taylor is the first person to become a billionaire from music alone.  She’s one of the top Rainmakers in the world.  A talented writer who writes most of her own music.

But she didn’t hit it big until she started performing.  And she reached a whole new stratosphere with her Eras tour.

I don’t think she’s the best singer, but she knows how to write hits and put on a show unlike anyone else.  Her multi-generational appeal, awards, and staying power is a testament to that.

People were literally sobbing and screaming every word to every song for 3.5 hours.  Never seen anything like it.  It was a true spectacle.

Which brings me to what I believe separates the million dollar creators from the struggling writers…

They become the Taylor Swift of their market.

MDCs are great writers. But they don’t limit themselves to writing alone.

They get on camera, speak, and put on a show.

Short form videos, long form videos, podcast interviews, chatting with their “fans”, live in-person and virtual events, etc.

Look at all the top writers who became MDCs:

• Dan Koe

• Justin Welsh

• Sahil Bloom

• Andrew Tate

• Sam Parr / Shaan Puri

What do they all have in common?

They embrace speaking and getting on camera.

And they dominate the social platforms as a result.

IMO we’ve reached a point where writing alone is not enough.  Video has become a crucial part of the creator stack.  And it’s what will separate the broke writers from the MDCs.

So, what should you do with this info?

You can do nothing, but you’ll have an increasingly difficult time standing out.

Or you can get on camera and start speaking more.  Add video content to your stack and stay with it.  It’s the key to becoming a MDC in the new world.

What is the next step with your email list?

Like most things… the answer is “it depends”.

Depends on:

1. What your goal is

2. What you already have

If you’re reading this, I’m assuming your goal is to make a bunch of money with email, so let’s roll with that.

Scenario #1

Let’s say you have domain expertise in something, but zero list or audience.  Your goal is to change that and create a legitimate online business out of it.

The next step might be to create a lead magnet that details what you do and attracts your ideal person. Then you can build or buy traffic to the lead magnet in exchange for a name and email.

Spend $2k-$5k in ads you could have your first 1000+ leads and be in the green if you have the right flow to your Offer Buffet. Hell if you’re like some of my clients, you might even be ringing in sales and have the foundation for a million dollar email list.

Scenario #2

What if you already have a list and offers that convert?  The next step might be to run a 7-day promo to sell more of it to your existing list.

Pick the offer, the start and end date, the reason to buy now, and send an email with a CTA every day.

I’ve helped clients scoop up $10k-$100k+ from their list within weeks. I also love doing this for myself every month, as I did with my Low-Mid Ticket Rainmaker campaign promo that will pay for my entire Turkey/Portugal Eurotrip.

Make a profit from the assets you already have.

Your next step with your email list is circumstantial.

Figure out what you’re trying to achieve and what you already have that can help you achieve that. Learn to be resourceful and use what you already have. Then choose the path that aligns with your goals.

1. Free offer (leads). I call these "Sample" offers because it gives people just a taste of what you've got.

2. Entry offer (customers). I call these "Appetizer" offers because it's a small dish within your offer stack.

3. Core offer (clients). I call these "Main Course" offers because this is the big dish, the highest ticket thing you're selling.

When you have these offers in place, you have what I call the Offer Buffet.

You can create many different offers within your buffet, but start with one of each.

Let's take a look at a real-life example.

I'm drinking my morning coffee so let's use Nespresso..

Sample - you go to the mall and see a Nespresso store. You walk into the store, are greeted by a worker, and offered a free espresso. You accept and gulp it down.

Appetizer - you enjoyed the espresso and are offered a Nespresso machine for $150. Put an espresso pod in this thing and it'll serve it up hot n ready in a few seconds. You buy it along with a monthly supply of pods.

Main Course - you've spent a year with your Nespresso machine and now want the whole shebang. Instead of just espresso, you want something that can serve up delicious Lattes and Cappuccinos too. So you head to Amazon and pick up the premium Nespresso for $900.

You love your machines so much and make drinks for your friends/family whenever they’re over. They love it and end up repeating this same process.

Take a look around at other successful companies... big or small... and you'll see many of them use this model too.

I didn’t invent this, just found a way to make it work for me.

• People opt-in for my free guides and books

• Some of them buy a $100 workshop or training

• Some of those customers decide to work with me 1-on-1

• Happy customers and clients spread the good word and bring more people into the buffet

The Offer Buffet is how I get leads, customers, and clients every day.

And it can do the same for you too.

Email newsletters are hot again.

It’s not that they ever went out of style. But with the emergence of content automation and A.I. tools like ChatGPT, as well as platforms like Substack and Beehiiv…

It’s the talk of the town again.

This is both good and bad news for email list owners.

Good news is there will be more tools, strategies, and tactics around email. We’re gonna see some pretty cool innovations over the next 2-3 years and I plan to be a contributor to that.

Bad news is there will be more competition. And whenever supply exceeds demand, it puts more pressure on you to be different.

So the question is… what can you do to separate yourself from competitors? From all the other email list owners in your niche?

One way is by sharing more about YOU. Leaning into your unique personality, experience, track record, and interests. No one is better at being you, than you (hopefully).

For example, aside from sharing personal and client case studies… whenever I talk about my interest in BJJ or working a 9-5 as a Project Manager, I get a ton of folks reaching out. They can relate to my interests and experience, so they feel a stronger connection.

Another way to be different is to do what others aren’t willing to do. Do things that are scary and difficult.

An example of this is adding YouTube videos to my emails. I started a weekly AMA series where I collect questions from my audience and answer one through video every Saturday.

Why did I choose video?

Because it proves I’m a real person, not A.I. And it’s something most people aren’t willing to do.

Video and public speaking is scary, especially for writers who would rather hide behind the safety of their keyboard. So if I can turn on the camera and speak, that makes me different than most of the other writers.

Make sense?

So if you have an email list… or thinking about starting one… figure out what you can do to stand out.

The worst thing you can do is try to be a copy/pasta parrot of someone else.
