I got scammed
Big time...
For the past 2 months I’ve been in the middle of a lawsuit against a property manager who stole $37k from me.
He’s been managing a bunch of my rental properties. And in April, decided to run off with every client's money.
He was managing around 700 doors and decided to just not pay out rents. So yea, you do the math lol.
A few things I’ve learned throughout this process:
Turns out it’s quite easy to get away with white collar crime. Myself and dozens of other investors have clear evidence of wire fraud and reported it to the FBI, FTC, law enforcement, and the board of realtors. Turns out they don’t give a shid, and now I’m paying thousands in legal fees just to try to get my money back and put this guy in jail. Sad!
Everything is my fault. I should’ve done a better job vetting him instead of blindly listening to referrals. Should’ve seen the red flags. Should’ve cut the cord months ago when I got weird vibes from him. But alas, I did not. And so here I am in this position at no one’s fault but my own.
Passive income is never truly passive. I got into real estate in 2022 because I wanted a “passive” way to grow my income and net worth. And while it’s growing overall, it certainly is NOT passive. This situation has taken many hours to manage and shaved a few years off my life. No cap fr fr.
So that’s the doom and gloom.
But here’s the good news…
Because I have an email list?
And because I know how to spin up banger offers on the fly?
And because I know how to sell those offers through a simple Google Doc and email campaign?
I can make that $37k back in a campaign or two.
In 2014 that was my annual salary. Now it’s a bad month.
